All Access Mortgage | Carl Berkelhammer | Business Purpose Lending

Growing a rental or flip portfolio? Get your DSCR numbers lined up first.

Buying, refinancing or flipping investment property in Florida, Virginia, Maryland or DC? Carl Berkelhammer at All Access Mortgage looks at the deal the way you do, by the numbers, and tells you where it stands, what you can borrow against it, and what to line up next. Business purpose lending only, no consumer run-around.

Answer a few quick questions below (about a minute), then pick a time or ask for a priority call. Carl calls you then. One point of contact from the first conversation to the closing table, no call center, no hand-off.

By continuing you agree to be contacted by All Access Mortgage LLC about your inquiry by phone, text and email, including automated technology. Consent is not a condition of purchase. Message and data rates may apply.

Find out what your deal supports

No obligation. Not a loan application, approval or commitment to lend. Business purpose loans only, not available for personal, family or household use.

Why investors work with Carl

01

Underwritten like an investor, not a homebuyer.

Carl's desk only runs business purpose loans: DSCR rentals, bridge and hard money, fix-and-flip, ground-up construction. He is not trying to fit your deal into a consumer box. He looks at the property's cash flow and the scope of work, then tells you what the deal itself can support.

02

One person, start to finish.

At a big lender your file moves through a queue. With Carl, the person who looks at your first deal is the person who is with you at the closing table on the next one. Questions get answered when you actually have them, including on a tight renovation timeline.

03

A straight answer on the numbers, every time.

If a property does not pencil the way it is structured today, Carl tells you why and what would change that, whether it is the rent roll, the scope, or the exit. If you are scaling a portfolio across Florida, Virginia, Maryland or DC, he will tell you plainly what each market and program allows.

How it works

1

Answer a few questions.

About a minute. Which state the property is in, the loan type you need (DSCR, bridge, fix-and-flip, ground-up), the loan amount range, and your timeline.

2

Pick how you want to talk.

Request a priority call and Carl calls you as soon as he is free, or book a time that suits you.

3

Get a straight answer on the deal.

What the numbers support, what documentation is needed, and the exact next step. No consumer-loan jargon, no pressure.

Questions investors ask first

What is a DSCR loan?+

It is a loan sized around the property's own rental income rather than your personal income documents. Carl will walk you through what the rent roll needs to show for your specific deal.

Do you do consumer or owner-occupied mortgages?+

No. All Access Mortgage only does business purpose loans for investment property: DSCR, bridge, hard money, fix-and-flip and ground-up construction. If a deal is for a primary residence, Carl can point you elsewhere.

I am doing a fix-and-flip. Can you finance the renovation too?+

Often, yes, depending on the scope and the deal structure. Tell Carl about the property and the planned work and he will tell you what financing structure fits.

Do you lend outside Florida?+

Yes, All Access Mortgage works with investors in Florida, Virginia, Maryland and Washington DC. Tell Carl where the property is and he will confirm what applies there.

Is filling out the form the same as applying for a loan?+

No. The form is a quick way to describe your deal so the call is useful. It is not a loan application, approval or commitment to lend.
